(PHARMEASE) - To remodel an existing 10,080 square foot office building for a new administrative and long-term care pharmacy tenant. Work to include: Demolition work per plans; construction of new interior partitions to create: new offices, storage rooms, break/delivery room, break room, and conference room; new storefront doors; new door hardware on select doors; modify the existing men's restroom and upgrade for accessibility; new suspended ceiling grid system installed per CISCA guidelines in select locations; relocate existing emergency lights and light switches; new emergency lights and exit signs; new concrete slab at the new entry location; new exterior cast in place concrete retaining wall; new floor finishes in select areas; related interior finishes in compliance with chapter 8 of the 2012 IBC; new reception counter; and electrical, mechanical, and plumbing work. All work shall comply with the approved drawings, the plan review report, and all applicable codes. A new Certificate of Occupancy with the new occupant load total is required to be obtained after all work has been inspected and approved and prior to tenant occupying this space. Rob, based off the floor plan you submitted this is a change in occupancy. The existing occupancy is "B" for office and only a small accessory portion of the floor plan will continue to be offices. Please revise the code analysis to reflect the storage and sales area that is also indicated on the floor plan.
Change in occupancy is a major TI. Please complete and upload the major TI check list and all additional documents required. You do not need to start a new e plan. Once we get the prescreen approved I will have Jason route as a Major.
Just some items I noticed but not a complete list- the stamping areas are not provided on the sheets, you will need at least an ESC waiver letter, you will need at least a zoning certificate but should check with planning as you are doing work on the outside of the building and changing the front door. We will need approval from ACHD at least by the time the permit is ready to issue indicating that there are no additional fee’s or that the fees have been paid or will be paid when the permit is picked up. There may be additional items once you complete the major check list.
