There are some issues with the setbacks for the proposed deck at the rear of the project. To meet code, the edge of this deck (and all support columns) can be no closer than 15’ to the rear property line. The associated unroofed stairs with railing, can project up to 6’ into this rear yard setback. You can shift the house (measured from the wall)to within 15’ of Stone Point Dr., but the deck at the rear may still need to be slightly reduced in size to meet setbacks. Also, you will need to submit a revised site plan and grading plan showing these corrections.
