(11 PERMITS TOTAL FILED UNDER BLD15-01107 IN EPLANREVIEW) (KENSINGTON APARTMENTS – CLUBHOUSE, GAZEBOS, AND TRASH ENCLOSURE) (10-26-16 PLAN MODIFICATION TO CREATE A 1-HR HORIZONTAL “SHAFT” WITHIN THE FLOOR STRUCTURE BETWEEN JOISTS ABOVE THE UNCONDITIONED COMMON CORRIDOR ON EACH LEVEL TO ACCOMMODATE THE FIRE SPRINKLER PIPE THAT CROSSES ABOVE THE CORRIDOR FROM ONE SIDE TO THE OTHER. THE “SHAFT” IS REQUIRED TO HAVE A 1-HR MEMBRANE ON THE SIDES, AT THE TOP, AND AT THE ENDS. THE FIRE SPRINKLER PIPE IS REQUIRED TO BE FIRE STOPPED WHERE IT PASSES THROUGH THE ENDS OF THE “SHAFT”. THE FIRE SPRINKLER PIPE WILL BE LOCATED WITHIN A DUCT HAVING A MINIMUM R-8 INSULATION VALUE AND SUPPLIED WITH AIR FROM THE FURNACE. THE INTENT IS TO PREVENT THE PIPE FROM FREEZING.) (10-14-16 PLAN MODIFICATION TO REVISE THE TRASH ENCLOSURE TO ELIMINATE THE STAIRWAY AND TO PROVIDE 2 RAMPS INSTEAD OF ONE. TWO SEPARATE TRASH ENCLOSURES WILL BE PROVIDED, ONE FOR RECYCLE AND ONE FOR A TRASH COMPACTOR.) The clubhouse building does not have a fire sprinkler system. To construct a 5,904 square foot clubhouse building to serve the occupants of an apartment complex. The footings and foundations for the Clubhouse Building were constructed under permit BLD15-03890. Four (4) 112 square foot gazebos and a 991 square foot uncovered trash enclosure will also be constructed under this permit. For the clubhouse building, work is to include concrete footings, concrete foundations, concrete slab on grade floors, 2 x 6 exterior bearing walls, shear walls and holdowns, an engineered truss roof system, fiber-cement board siding, manufactured stone veneer, asphalt/fiberglass shingles, exterior windows, exterior doors, interior 2 x 4 bearing and nonbearing walls, two toilet/shower rooms accessible to the disabled, interior windows, interior doors, a gas fireplace, millwork, and finishes. For the gazebos work is to include monolithic concrete footings, foundations, and slabs on grade; wood stud exterior walls; engineered truss roof systems; wood roof beams; columns; manufactured stone veneer; and roof shingles. The gazebos are open to the outside on part of 3 sides and are not conditioned. For the trash enclosure work is to include concrete footings, concrete walls, a concrete stairway, a concrete ramp, guards, handrails, manufactured stone veneer, and access doors. The trash enclosure does not have a roof. Special Inspection is required for soils and concrete. The design for the roof trusses is a deferred submittal item. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
