(SMART START PRESCHOOL – HARRIS RANCH – CHILDCARE) This building does not have a fire sprinkler system. To construct a new 1,603 square foot building (1,362 square feet inside and 241 square feet on the exterior porch) to be used for child care. A 241 square foot attic mechanical room will be provided. Work is to include concrete footings, concrete piers and stem walls, concrete slabs on grade, wood stud exterior bearing and shear walls, cement board siding, engineered wood trusses, asphalt shingles, exterior windows, exterior doors, 2 restrooms accessible to the disabled, interior nonbearing walls, interior doors, millwork, and finishes. In lieu of a 1-hr parapet that extends a minimum 30” above the roof on the West exterior wall, the roof-ceiling and the supporting walls located within 10 feet of the West exterior wall are required to comply as a 1-hr fire-resistance-rated assemblies. Special Inspection is required for soils and concrete. The roof truss design is a deferred submittal item. Smoke detectors are required in rooms used for sleeping. A carbon monoxide detector is required within this building. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
