(BIP INTERACTIVE LEARNING CENTER) This building does NOT have a fire sprinkler system. To convert an existing 812 square foot tenant space within an existing 3,040 square foot building to a child care facility with a maximum of 21 children. Children less than 2.5 years of age are allowed to be cared for only within rooms having a door directly to the outside. As approved by the Planning Division in CUP14-00091, up to 21 children are allowed. There are some code upgrades required under this permit. A code compliant handrail will be provided on each side of the existing North exterior ramp and a code compliant landing, step, 2 risers, and two handrails will be provided at the existing South exterior door. Compliance is required with the items listed in the plan review report under Code Notes because noncompliance with these items is believed to constitute a distinct hazard to life or property. Smoke detectors are required in rooms used for sleeping. A carbon monoxide detector is required within this tenant space if it is served by a gas furnace or gas water heater. **CJW**
