(NORTH POINTE RETAIL / RESTURANT – BLDG #2 – Shell and Core) Permit is to construct a 7,393 square foot Retail / Office / Assembly Shell building. This building is constructed as a wood frame building and a concrete footing. Work includes: new foundation, new exterior walls, new mechanical, stubbing in plumbing into the building, site work, new wood frame exterior walls, new manufactured wood truss roof system, and new electrical (Exterior Lighting Approved). This building will be fully Fire Sprinklered with an approved Fire Alarm system. System shall be installed per NFPA 13 & NFPA 72 as regulated by the Boise Fire Department. NOTE: In accordance with Section C401.2 option #1 of the 2012 IECC; ANSI/ASHREA/IESNA 90.1 were used to show compliance with the Energy Code. Relocate the proposed bicycle parking (7 spaces) for Building 3 to meet the dimensional standards and site location required by the current code.

Provide a total of 14-street trees along State Street. If there is not sufficient room to accommodate the 14 required trees, increase the buffer along State Street, eliminate some parking or other approved method to accommodate the trees.

Remove the proposed Spring Snow Crabapple tree located in the interior planters and install the required Class II or Class III tree with low shrubs or other vegetative groundcover in each interior planter island.

Remove the proposed Spring Snow Crabapple and Krauter Veusivus Purple Leaf Plum trees from the interior parking lot planters and hardscape adjacent to the buildings and replace them with the required Class II tree and low growing shrubs or other vegetative groundcover.

I need a copy of the recorded cross access agreement for the site since the service drives cross property lines. The 5 foot wide detached sidewalk along State Street needs to be installed or bonded for before issuance of building permits for the commercial parcels. I need a copy of the cross access easement to the adjacent parcel to the west at the northwest and southwest corners. I believe these easement areas were identified on the approved site plan. Trash enclosures along State Street are within the irrigation and sewer easements.
