plans given back to the customer per floodplain requirements. The plans submitted are undbuildable, need to resubmit new plans and start plan review process over again. Per Jim Wylie the garage needs to be elevated, therefore it is not feasable to have the garage attached to the house so must be detached garage elevated above floodplain requirements level.

Property in a flood zone. Compliance with Floodplain Ordinance required. Building plans are not approvable. Lowest floor elevations do not meet minimum standards. Lowest floor (crawl space) must be elevated to or above the base flood level which is 1.0 feet above highest adjacent grade around the perimeter of the structure. Elevation Certificate is not correct. Mechanical and electrical equipment must be elevated to or above the base flood level. Jim Wyllie / ###-####
