The first floor is around 34,000 square feet and the second floor is around 34,730 square feet. This building is fully fire sprinklered with an NFPA 13 system to comply with the 5 story wood construction ordinance. Scope of work includes: [installation of interior non-bearing walls and bearing walls to create 5 live/work units, four future tenant spaces on the first floor, and accessory office / residential amenidty rooms on the second floor], new plumbing, new electrical, new mechanical, new insulation, new windows, new doors, and interior finishes in compliance with Chapter 8 of the 2012 IBC. NOTE: the tenant spaces on the first floor are not allowed occupancy until a separate permit is pulled to remodel and occupy those spaces. This building will be sprinklered with a fully compliant NFPA 13 system to comply with the 5 story wood construction ordinance. **TLW**
