I spoke with the plans examiner who would be doing the plan review for this project and he said that it needs to be done by an architect. Because of the load bearing wall, it is felt that you cannot use any of the exceptions listed on page 2 under Exceptions to Architectural Stamped Plans. As we discussed earlier this week, there are several items on the checklist that only an architect has the knowledge to provide. I circled several of them but even the code analysis that was provided is not from a building code but most likely from the County records which are completely different.
