Scope of work is to demo exisitng detached garage and construct a new detached garage with habitable/conditioned art space above. The new garage will be 24x30 sq. ft. totaling 720 sq. ft. per level. A separate electrical and HVAC permit will be pulled by the trades. No Manual J was submitted with the plans therefore a it is assumed that a ductless HVAC system will be installed. Also, no plumbing was indicated on the plans and the plan reviewer was unable to contact the contractor or the designer during the review period to verify. If a furnace or plumbing is installed, a plan modification will be required and will need to be routed to other departments for approval. The east sideyard setback must be 20 feet. They are going to change the plan. A Zoning Certificate is required because the structure exceeds 1,000 sq. ft. it will be completed and sent to me ASAP. BPE
I received the Zoning Certificate 3/31/2016. Can't PASS BLD16-00933 until revised plan is submitted that meets the setback requirements (20 Ft.) on the street side yard. BPE
