The structure as built currently does not meet the minimum standards of the building code. The homeowners have agreed to make changes to the structure to comply with code. The 2x4 exterior walls will have a minimum R-20 spray foam, the 2x6 floor joists will have to be doubled up to be 8" O.C. and the roof will have to be reconstruced with 2x6 construction. The foundation which is already poured will have to be verified that it has a min. 12" wide footing that is 24" below frost depth. Plumbing, electrical and HVAC permits will be pulled by the trades.
