(RIDENBAUGH GARAGE – 4 STALLS) (DRH16-00266 / CVA16-00038) This structure does not have a fire sprinkler system. An existing 4 stall carport (about 950 square feet) attached to an existing apartment building having 4 dwelling units will be demolished. The existing apartment building will be retained and a new partially open 1,150 square foot garage and storage addition will be constructed next to the apartment building in the same location where the former carport was located. Because it is not entirely open on at least 2 sides, the addition is regulated as a garage and not as a carport. Sufficient wall openings are provided, though, for it to be regulated as an open parking garage for ventilation. The garage addition includes four storage rooms each having a floor area of about 46 square feet and a laundry room having a floor area of about 53 square feet. Work is to include reinforced concrete footings, reinforced concrete stem walls, a concrete slab on grade, wood stud exterior walls, structural wood shear walls, wood trusses, a structural wood roof diaphragm, a 1-hr property line wall, a fire-resistant garage separation, a 1-hr fire-resistant roof-ceiling assembly in lieu of a parapet, and interior doors. For lateral loads, the addition is considered to be a “3 sided box”. The design for the wood trusses is a deferred submittal item. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
