(1311 BOISE APARTMENTS – REMODEL OF AN EXISTING 3 UNIT APARTMENT BUILDING) (DRH16-00360) This building does not have a fire sprinkler system. Demolition work includes removing concrete sidewalks, fences, the back exterior stairway, the front porch floor and steps, the back roof structure of the building, exterior windows, roofing, siding, and outbuildings. Exterior work includes a 1,300 square foot parking lot with 4 parking spaces (one of those 4 to be van accessible to the disabled), new fences, and new concrete sidewalks. To remodel an existing 2,611 square foot apartment building (272 square feet basement, 1,426 square feet 1st story, and 1,185 square feet 2nd story) having 3 dwelling units (Unit 101 – 386 square feet, Unit 102 – 752 square feet, and Unit 201 – 1,124 square feet). Building work includes a new roof structure for the back of the building (engineered roof trusses and overbuild), extended wall studs to support the new roof structure, new collar ties for existing rafters, a new exterior stairway to serve the 2nd story with new guards and handrails (reinforced concrete footings, reinforced concrete piers, post bases, posts, stringers, post caps, etc.), new front porch floor, new steps at the front porch with new handrails, new back porch floor, new steps at the back porch with new handrails, vinyl windows, new siding, new roof coverings, repointing masonry foundation walls, millwork, and finishes. The truss design is a deferred submittal item. The building area is not being significantly increased, there is no change of occupancy classification, and there is no increase in the number of apartments units. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
