(EMERALD BUSINESS FLEX SPACE – SUITE 110 – NORTHEAST CORNER) (DRH16-00538) The fire sprinkler system is used for building area increase and for fire area. To create 4,925 square foot office (1,276 square feet) and storage (3,649 square feet) tenant space within an existing 18,534 square foot building. Demolition work includes removing interior nonbearing walls and removing the existing suspended ceiling grid in its entirety. Work is to include 2 single user toilet rooms accessible to the disabled, interior nonbearing walls, an exterior overhead door, a concrete driveway to serve the new overhead door, interior doors, and finishes. Structural work includes new jamb studs at each side of the new overhead door and bracing the existing beam and new jamb studs to the roof structure to resist out-of-plane lateral loads. The existing gravity load resisting system and the existing lateral load resisting system is required to be maintained without any reduction in capacity. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. This is a shell only permit. A separate permit is required to establish a Certificate of Occupancy. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
