Modification - Converting 240sq' of existing garage to a living space (Office) 10/21/19 **JAB** PHASE 2 - 2ND FLOOR NOW BEING ADDED, 865sq' OF MASTER SUITE & 128sq' OF 2ND LEVEL DECK 4.8.19 **jab** Phase 1 - Permit to remove existing loadbearing walls separating the kitchen from the living room and replace with beam and piers. Also construct the foundation, floor and walls for, new laundry room, mud room and half bath. This first phase is approximately 360 sq. ft. of new living space. Once applicant has obtained engineering for the Phase 2, to add 867 sq. ft. for a second floor to be located above the existing garage. Phase 2 will contain a master bedroom, full bath, office/loft and walk-in closet and 2nd floor deck. No plan review has been performed on phase 2 of the project. Electrical, plumbing and HVAC permits shall be pulled separately. The work will be performed per the approved plans, engineered documents and local codes. All new construction shall comply with current energy codes. Manual J will be submitted and reviewed by the city prior to approval of the plan modification for phase 2. **DAF**
