(STARBUCKS – BUILDING SHELL) (CUP17-00031) (DRH17-00280) (2-28-18 PLAN MODIFICATION TO REVISE THE DRAWINGS TO SHOW THE ACTUAL FINAL CONDITIONS. WORK INCLUDES SOME STRUCTURAL CHANGES AND ROOF TOP EQUIPMENT.) This building does not have a fire sprinkler system. To construct a new 2,437 square foot restaurant building shell (about 1,895 square feet within the thermal envelope) with a drive through. The floor area includes the covered patio and the covered HVAC equipment area but not the roof eaves. The projected roof area is about 3,113 square feet. The tenant improvement work will be done under permit BLD17-02900. This shell permit is not intended to establish a Certificate of Occupancy for any portion of the building. Work is to include concrete footings, concrete foundations, concrete slab on grade, steel columns, steel beams, wood headers, masonry walls, wood stud walls, wood shear walls with hold downs, engineered wood roof trusses, wood roof sheathing, exterior windows, exterior doors, exterior wall finishes, roof insulation installed on top of the roof deck, and a roof covering. A masonry trash enclosure with steel gates and a drive through pergola will also be constructed. Special Inspection is required for soils, concrete, anchors post-installed in hardened concrete and masonry, hold down anchors for shear walls, seismic resistance, bolting, welding, masonry, and EIFS. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**

The site plan and landscape plan will be required to match one another.
Install a landscape planter island in the western row of parking that is a minimum of 8-feet in width (interior dimensions) and includes the required Class II or Class III tree with low shrubs or other vegetative groundcover.
c. Provide a minimum of 17 parking spaces on the site.
d. Provide a total of 2 bicycle parking spaces. The spaces shall be conveniently located, a minimum of 6 feet long and 2.5 feet wide, have an overhead clearance of 7 feet, provide a 4 foot wide aisle is required between rows of bicycle parking spaces and installed on a non-permeable surfaces and anchored to the ground.
Comply with the requirements of the Public Works Division in regard to the size and location of the trash enclosure.
Install weather protection that is a minimum of 3-feet in depth on the south and east elevations.
Install a dense landscaping to screen the entire north facing façade.
