THE FIRE AREA IS LESS THAN 5,000 SQUARE FEET AND THE OCCUPANT LOAD WITHIN THE FIRE AREA DOES NOT EXCEED 99. TABLES, CHAIRS, ACCESSIBLE DRINKING SURFACES, AND AISLES ARE REQUIRED TO BE LOCATED AS SHOWN ON THE APPROVED AISLED AND SEATING PLAN.) This building does not have a fire sprinkler system. The site work, the interior 2-hr fire barrier wall, the roof top HVAC unit and ducts, the restrooms, and the restroom exhaust system were constructed or installed under shell permit BLD17-04481. To construct interior improvement within a 2,049 square foot tenant space for a new bar. Structural work is to include tube steel columns to resist out-of-plane lateral loads at new openings in an existing exterior masonry wall, a steel header at a new 8 foot wide opening in an existing exterior masonry wall, a steel header at a new 6’- 8” wide opening in an existing exterior masonry wall, and a steel header at a new 3’- 0” wide door opening in an existing exterior masonry wall. Special Inspection is required for steel (welding) and for post-installed anchors in hardened concrete and masonry. Other work includes a service bar, back bar equipment, a roll-up exterior door, a roll-up exterior window, a new exterior door, a new storefront door and window system, a new interior door, continuous wall insulation and steel stud furring with cavity wall insulation, a walk-in cooler, a small storage room, and interior finishes. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. A seating plan is required to be submitted for review and approval is required before this tenant space can be used as a bar.
