(BIKES AND BEANS – SOUTH END OF BUILDING) This building does not have a fire sprinkler system. To remodel a former office tenant space within an existing 7,134 square foot building (including canopies and basement) and convert the tenant space into a coffee shop (sell and serve) and a bicycle sales and repair shop. The total interior floor area of this tenant space is about 2,960 square feet (2,340 square feet 1st story and 620 square feet basement). Some interior nonbearing walls will be removed and an existing toilet room will be upgraded to be accessible to the disabled. Work is to include a wall infill, new interior wall with door, kitchen sinks, counters, tables, chairs, and a mop sink. Accessible drinking/dining surfaces are required. Cooking operations that create grease laden vapors are not allowed within this tenant space. Two egress doors to the outside are required from this tenant space in order to limit the common path of egress travel from the basement. All three exterior doors are required to comply as egress doors if from the inside they appear to provide a means of egress. The basement is allowed to be used for storage only. The 1-hr fire-resistance-rated basement enclosure is NOT required to be maintained. Talked to the plumber and let know he can not pull a permit until the building permit is issued. I also talked to the applicant of the building permit Andrew and let know that no sub permits can be pulled until the building has been issued.

Andrew and Greg, this project is a partial change in use from the last approved use as an office. Please be aware that you need to run the plans by ACHD and verify if any fees are due and provide us with a copy of their decision. If fees are due they may be paid directly to ACHD or to Boise City at the time the permit is issued. If fees have been paid directly to ACHD you will be required to provide documentation to the City prior to issuance of the building permit.
