To construct interior tenant improvement within an existing 20,432 square foot shell tenant space for a distribution facility for pre-manufactured and packaged bakery goods. A 2,230 square foot office, toilet room, break room, and conference room area will be constructed with a gypsum board ceiling above. The area above the ceiling will be accessed through a 24” x 36” hatch and is not approved for occupancy. The warehouse will have a total floor area of about 18,118 square feet, including the janitor’s closet, mechanical room, and warehouse toilet rooms. The unoccupied ceiling was designed for an 8 pounds per square foot uniform load and a 200 pound point load. Work is to include metal exterior awnings, interior concrete slab on grade pour-back strips, interior metal stud bearing walls, metal stud supported gypsum board ceiling with a suspended acoustical ceiling below, 4 toilet rooms accessible to the disabled, interior doors, interior windows, millwork, and finishes. Special Inspection is required for steel (including welding and bolting) and for anchors post-installed in hardened concrete. Separate permits for racking over 8 feet tall are also required. The work is required to comply with the approved drawings, the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
