(13 PERMITS IN EPLAN UNDER BLD19-00526) (VILLAGE EAST – BUILDING C – RESIDENTIAL APARTMENT BUILDING) (PUD18-00042) (DRH18-00528) The NFPA 13-R fire sprinkler system is used for occupancy. To construct a 21,364 square foot, 2 story apartment building (10,510 square foot 1st story and 10,854 square foot 2nd story) with a total of 16 two story dwelling units, side-by-side. Since all dwelling units are two stories, none are required to comply as Type B dwelling units. Since sufficient Type A dwelling units are provided in other buildings on site, none of the dwelling units in this building are required to comply as Type A dwelling units. Work is to include concrete continuous footings, concrete stem walls between conditioned and unconditioned spaces, concrete spot footings for columns, concrete slab on grade with thickened slab at interior bearing walls and R-10 perimeter slab edge insulation between conditioned and unconditioned spaces, 2x6 walls between conditioned and unconditioned spaces with R-21 cavity insulation, wood columns, shear walls with gypsum panels or structural wood panels, a stairway within each dwelling unit having a handrail and guards, 1-hr dwelling unit separation walls between dwelling units and extended between each dwelling unit through the attic to the underside of the highest roof deck, engineered wood truss roof system with a structural wood panel roof deck and R-49 insulation installed on top of the ceiling with the attic vented to the outside, roof overbuilds, exterior windows, exterior doors, exterior cementitious lap siding, exterior brick veneer, exterior stucco, asphalt shingles, interior millwork, and interior finishes. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The design for the engineered wood trusses is a deferred submittal item. The fire sprinkler system is required to comply with NFPA 13-R as regulated by the Fire Department. Separate fire sprinkler permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

A total of 272 bicycle parking spaces will be required. A minimum of 68 of the bicycle parking spaces are required to be covered. To provide a safe, covered and efficient location for the bicycles, design the spaces to be a minimum of 6-feet long and 2.5 feet wide and have an overhead clearance of 7-feet if covered. A 4-foot wide aisle is required between rows of bicycle parking or nearby walls. Stationary racks shall be located on improved non-permeable surfaces and anchored to the ground. A detail of the rack and how it is attached to the wall should be submitted with the building permit.

Vertical curbing shall be utilized adjacent to all landscaping and pedestrian walk ways. Permanent wheel restraints may be utilized in lieu of curbing adjacent to pedestrian walk ways.

All interior and terminal planter islands shall provide at least one Class II tree within all of the interior and terminal planters.

Provide an easement for portions of the Valley Regional transit stop located on private property.

Continue to work with staff to provide a cohesive and quality exterior building design in regard to material breaks, the application of brick on each building and the color palette for the development. This may include providing a brick wainscot or brick corner elements on each building, reevaluating the location of material breaks and further refining the color palette.

Employ techniques to recess windows above the ground floor a minimum of 2-inches from the façade or incorporated window trim at least 4-inches in width. Submit a window detail showing this recess.
