(GYRO SHACK) To construct a 4,673 sq. ft. single story commercial building (1,588 sq. ft. + 3,085 sq. ft. tenant shell space) for use as a restaurant and related site improvements. Approval is contingent upon adhering to the approved plans on file, DRH18-00543, attached engineering and plan review report. Scope of work includes: site work, construction of a slab on grade, concrete foundation, construction of stud framed exterior envelope walls with stucco and split face masonry veneer finish, 2-hour fire barrier interior tenant demising wall, pre-engineered roof wood truss system, Type 1 hood, electrical work, mechanical work and plumbing work. No occupancy is allowed under this permit for future floor shell tenant area, a separate tenant improvement permit is required for occupancy of the future shell floor tenant space. Note 1: canopies/awnings not part of the scope of work, canopy/awnings shall be a separate permit. Note 2: Special inspection is required, see attached 310 form.
