(GENE HARRIS BANDSHELL – FIRE DAMAGE REPAIR AND RESTORATION) (10-14-19 PLAN MODIFICATION TO MOVE THE “GREEN ROOM” FROM THE BASEMENT TO THE MAIN LEVEL AND TO CONVERT THE BASEMENT TO STORAGE. THE “GREEN ROOM” IS REQUIRED TO BE ACCESSIBLE TO THE DISABLED AND TO BE LOCATED ON A ROUTE ACCESSIBLE TO THE DISABLED. A STAGE DOOR WAS ALLOWED TO SWING INTO THE MANEUVERING CLEARANCE REQUIRED AT THE “GREEN ROOM” DOOR BECAUSE THERE IS SUFFICIENT CLEARANCE TO ACCOMMODATE A WHEELCHAIR BEYOND THE SWING OF THE STAGE DOOR SO THAT THE STAGE DOOR CAN BE SHUT AND TURNING AND MANEUVERING CLEARANCES PROVIDED TO APPROACH THE “GREEN ROOM” DOOR. THE BASEMENT DRESSING ROOM AND THE WHEELCHAIR LIFT HAVE BEEN REMOVED FROM THE DRAWINGS. THE BASEMENT IS NOT ALLOWED TO BE AN ANCILLARY AREA USED BY PERFORMERS OR TO BE A FACILITY USED BY PERFORMERS. IT IS APPROVED AS A STORAGE AREA ONLY AND IS EXEMPT FROM BEING SERVED BY A VERTICAL ACCESSIBLE ROUTE BECAUSE IT HAS A FLOOR AREA LESS THAN 3,000 SQUARE FEET.) This building does not have a fire sprinkler system. To repair fire damage and to remodel an existing bandshell building. The basement will have a usable floor area of about 609 square feet and the 1st story has a floor area of about 1,500 square feet. The “stage” has a total floor area of about 1,440 square feet including the covered and uncovered areas. Demolition work includes removing the existing exterior concrete ramp, existing exterior sidewalks at grade, the existing exterior concrete stairway, interior basement wood stairway, interior “stage” wood stairways, and the “stage” concrete topping slab. Work is to include a new exterior concrete ramp with concrete footings, concrete stem walls, geofill, steel guards, and steel handrails; a new exterior concrete stairway with steel guards and steel handrails; a new light weight concrete topping slab for the “stage” on top of geofoam, 40 mil thermoplastic membrane, and marine grade plywood; two toilet rooms accessible to the disabled; a “high” and a “low” accessible drinking fountain; new interior basement and “stage” wood stairways with handrails; a wheelchair lift to provide an interior vertical accessible route from the 1st story to the basement; new concrete sidewalks at grade; new roof membrane on top of new roof sheathing below the tile roofing; new roof clay barrel tile; re-installed roof clay barrel tile; new nonbearing steel stud walls with plywood wall panels; a new gypsum board ceiling in the basement; new suspended acoustical ceilings; a new concrete slab on grade with thickened edges in the basement; and new wall finishes for the “stage”. Structural work includes repaired columns with new post bases, new columns to replace fire damaged columns, additional floor joists, sistered roof rafters, new roof rafters and beams, and roof sheathing. Special inspection is required for welding and for post-installed anchors in hardened concrete. A separate permit is required for the fabric shade structure. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
