(SCREEN SPE – BERRY BUILDING – SUITE #100) To construct a 10,932 sq. ft. one story commercial building for use as an office/warehouse (Screen SPE is to occupy 3,996 sq. ft. office and 1,138 sq. ft. warehouse + 1,050 sq. ft. building core restrooms/common areas + 4,417 sq. ft. vacant future tenant spaces) and related site improvements. Approval is contingent upon adhering to the approved plans on file, DRH19-00111, attached engineering and plan review report. Scope of work includes: site work, construction of a slab on grade concrete foundation, construction of stud framed exterior envelope walls with stucco and stone finish, pre-engineered open web truss roof system, TPO roof assembly, electrical work, mechanical work and plumbing work. The building core restrooms/common areas shall be completed prior to occupying the tenant space on the north and No occupancy is allowed under this permit for the south portion vacant tenant spaces, a separate tenant improvement permit is required. Note: Special inspection is required, see attached 310 form. This building will be fully Fire Sprinklered with an approved Fire Alarm system. Emergency lighting that is installed does not match what was submitted on city approved drawings, approved drawings need to reflect what is installed. Plans need to be corrected in the unoccupied suites, approved plans show emergency lighting in the ceiling grid, no grid is installed. During inspection fire alarm annunciator showed trouble, then trouble cleared, need to verify what caused trouble on fire alarm panel and repair as neccessary. Provide "Fire sprinkler riser room" signage on riser room door as discussed. Grading permit requires a signature for life fire safety, please schedule with next BLD life fire safety inspection. Provide exit sign that is shown on city approved drawings that was not in place at time of inspection.
