Future tenants shall apply for certificate of occupancy prior to occupying either vacant space. Scope of work includes: construction of a reinforced concrete foundation with crawlspace, construction of wood stud framed exterior and interior walls, P.E. roof trusses, two accessible restrooms, one non-accessible 2nd floor restroom, a kitchen, installation of new windows and doors, new electrical, new mechanical, new plumbing, site work, and interior finishes. Interior finishes are to be in compliance with Ch. 8 of the 2015 IBC. New structures are required to be fully accessible in compliance with A117.4-2009. The building is not fire sprinkled.
