(TREBAR) Permit is to remodel an existing 6,536 sq. ft. tenant space. **NOTE: ANY FUTURE SUBSTANTIAL TENANT IMPROVEMNTS SHALL REQUIRE THE BUIDING TO BE SEPERATED INTO TWO SEPARATE BUILDINGS AND OR FIRE SPRINKLERED TO BECOME IN COMPLIANCE WITH BUILDING AREA, CURRENTLY BUILDING IS IN NONCOMPLIANCE WITH THE CODE IN EFFECT WHEN THE ADDITIONS WERE BUILT (UNDER THE 1976 UBC AND WITH THE CURRENTS CODES 2015 IBC). SINCE THERE WAS NO CHANGE IN USE OR OCCUPANCY UNDER THIS PERMIT THERE WAS NO TRIGGER TO MAKE BUILDING COMPLY.** Approval is contingent upon adhering to the approved plans on file, attached engineering and plan review report. Work to include: removal of select exterior windows, removal of select exterior wall, removal of select exterior and interior door/door frames, removal of select interior nonbearing walls, removal of select interior stairs and frame infill floor, removal of select plumbing fixtures, removal of Rail-Lift system beam and column, construction of select exterior wall per design, construction of interior non-bearing walls, select exterior and interior wall infill, new door/door frames, new exterior overhead door, new exterior windows, new 1-hour rated exit stairway, new Hi/Lo drinking fountain, new acoustic suspended and gypsum ceiling, three new accessible restrooms, new accessible shower, electrical work, plumbing work, mechanical work and interior finishes in compliance with Ch. 8 of the 2015 IBC.
