To finish the back side of a new 1-hr. tenant demising wall between this new 3,653 sq.ft. tenant space and 820 S. Vista Avenue, construct miscellaneous interior non-rated partions, construct new 1-hr rated walls around two sets of stairs to the 4035 sq. ft. basement storage area (being revised into two areas via the new stairs resubmittion), remove a section of the existing storefront glazing system and replace with a new 6-0 x 7-0 double exit door assembly with landing for accessability, build a new 1-hr stair enclosure and stairs in basement and main floor along with removal of the existing electric lift and installing a new exterior exit with a 3-0x6-8 rated door assembly, and revise door locking hardware to continously provide two exiting routes for all areas of the basement per approved plans and attached requirement list. An agreement with the owner and Architect of Record to provide an approved fire-sprinkling system to the basement storage area within one year is on file. A Certificate of Occupancy must be obtained for this tenant prior to occupying this space. A separate Electrical and Mechanical Permit must be obtained for the project.
