THIS NEW OCCUPANCY USE PROPOSED FOR THE FIRST FLOOR ANFD THE EXISTING USE OF THE UPPER FLOOR NEED TO BE COMPATIBLE WITH EACH OTHER OR HAVE PROPER OCCUPANCY SEPARATION. THE EXISTING FACILITY ALSO IS REQUIRED TO BE BROUGHT INTO COMPLIANCE FOR THE NEW OCCUPANCY(S). PLANS DO NOT ADDRESS THE UPPER LEVEL, THE SPECIFIC OCCUPANCY USE AND MODIFICATIONS REQUIRED ON EACH LEVEL TO COMPLY WITH CODE. THE PLAN WAS PRESENTED AS A NEW TENANT GOING INTO AN EXISTING SPACE WITH INTERIOR WALL CONSTRUCTION TO CREATE NEW OFFICES & TREATMENT AREAS FOR THE ANIMALS IN DISTRESS CARE FACILITY. MECHANICAL & ELECTRICAL ARE TO BE DESIGN BUILD. i HAVE DISCUSSED THESE CONCERNS WITH THE ARCHITECT FOR THE INTERIOR CONSTRUCTION FINISH OF THE LOWER LEVEL AND INCLUDED WRITTEN CLARIFICATION OF SPECIFIC ITEMS IN MY PLAN REVIEW COMMENTS TO HER THAT WILL EFFECT THIS JOB. Call to Kathy Sewell, ZGA Architects, concerning second level floor plan, occupancy use of second level & access/egress; existing access to first level; existing furnace ducting for 1st level; outbuilding proximity and grouping of floor areas together to prevent requirement for assummed pty line & wall fire resistive construction upgrade; fire flow and hydrant requirements per FIR99-90 w/ CUP99-0018 requirements; and if more than four employees then a second accessible restroom is required. 1) Will get me a floor plan; 2) She thinks use is office by building owner; 3)Each level has own exits/access separate from each other; 4)Furnace unit serves upstairs, lower level will probably be electric wall heaters; 5)Okay to group buildings together 6) Not involved to date with fire flow & hydrant questions. I faxed copy of FIR99-90 to her; 7)She will provide letter from tenant stating that there are less than four employees so only one accessible restroom is required.

REVIEW COMMENTS DONE AS PART OF CUP99-0018 CIRCULATION REVIEW TO OTHER AGENCIES PRIOR TO ISSUANCE OF C.U.99-0018. SHE WAS NOT INVOLVED IN THE CONDITIONAL USE APPLICATION PROCESS OR THE CURRENT USE OF THE UPSTAIRS ETC. SHE WILL GET WITH PERSONS INVOLVED AND ATTEMPT TP ASSIST IN GETTING NEEDED INFORMATION.
