Description
To combine two tenant spaces (8,673 s.f. & 9,327 s.f.) by removing interior non-bearing walls to create an 18,000 s.f. warehouse with 850 sq. ft. accessory office / restroom area. To add a stairway to the mezzanine above the office area, handrails & guardrails. Construction to be of wood or metal framing with sheetrock cover as per plans. All per approved plans, notes & attachments, NOTE: This building is fully fire sprinklered for allowable area increase. Need to redesignate use of mezzanine for a compatible use based on the 75 psf L.L. design or provide structural upgrades for the 125 psf L.L. required for light storage use designation per Table 16-A, 1997 UBC. Call to Matt Rhees to let him know the use and loading of the mezzanine floor area was still in question and that he would need to resolve the concerns with the tenant owner and resubmit their proposal for approval. Matt was not in so I left a voice mail for him.

Received voice mail from Matt stating that the astructural engineer had informed him that as long as the design Live Load was posted for the mezzanine this was all that was required by code per section 1607.3.3, and this was noted on sheet A2.0, Keynote No. 6. The code section referenced is for concentrated load design requirements when a concentrated load exceeeding the loads of Table 16-A are noted. Section 1607.3 requires the loading noted in Table 16-A to be the minimum design values to be used based on declared use of the area.

Incerted resubmittals into original plans. Reviewed resubmittals. Design and designated use of mezzanine for storage area is not incompliance with minimum code for live load design. Engineering was for a 75 psf L.L. and Table 16-A requires a minimum L.L. design of 125 psf be used for light storage designation. This had been reviewed with architect Matt Rhees, by phone, on 3/2/00, when he called to say engineering analysis indicated the present floor system was inadequate for a 125 psf load. He was informed the floor design needed to be modified or reinforced to carry the required minimum loading for light storage or a new designated use needed to be considered for the mezzanine area based on allowable load design per table 16-A. Matt thought the repair area on the main level may be changed to the upper mezzanine level. Manufacturing uses per Table 16-A require use of a 75 psf design load, however this change was not addressed in enginerred structural upgrade or redesignation of area use. Resubmittals addressing method of compliance is required.
