Description
Video Eye Corporation (Shell & Core) - To install the overhead fire protection system in a new 37,750 ft/2, two story, concrete tilt-up office/warehouse shell and core building. The overhead system is basically designed for a shell with core work for stairways, elevator and second floor restrooms and corridor. This permit plan review is for a shell and core permit only. Separate tenant improvement permits will be required to finish this building for occupancy. This building will be fully fire sprinklered. The fire sprinkler system work shall comply with the IFC 2000, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. This permit is attached to building permit: BLD04-00300.

1. This building permit application use submitted by Larson Architects P.A., is for "B" (offices) and S1 (warehousing) occupancy. This fire protection permit is inadequate for an "S1" occupancy which will either require correction of the system design/protection or the architect resubmits a corrected permit application for anticipated building occupancy use. Revise and correct. (NFPA 13:4.3, IFC 105.4.2, 901.2 and BMC 7-01-50-901.2)

2. The 1½" lines are schedule 10, the mains are schedule 10, the risers off the mains are not identified but the calculations indicate using schedule 10? Provide fitting clarification on the connection/fittings off the mains, the top of risers and line connection/fittings. If calculations do not correlate with correct or corrected system piping, resubmittal of the same shall be required. The above and more are required which is addressed in: NFPA 13:14.1.3(21). (IFC 105.4.2, 901.2, BMC 7-01-50-901.2)

3. If an exterior indicating control valve meeting minimum NFPA 13:8.1.2, 24:2.2.6, 6.3.1, 6.3.3.2 requirements is not provided, then the riser room shall be separated from the building on all sides by a one-hour Occupancy Separation assembly, including opening and penetration protection, as defined in the Building Code. In addition to any other access doors, direct access into the riser room from the outside shall be provided. Signs identifying doors leading to the sprinkler system control assembly shall be permanently affixed to all doors so as to clearly identify the path to the riser assembly. Provide verbiage on the plan in meeting this requirement. (NFPA 13:8.15.1.3, IFC 903.1.3, BMC 7-01-53-903.1.3)

4. The fire department connection shall be located so that it is not be affected by exposing fire and where it is accessible. Plans do not show that the FDC is located where it can be accessed within 100 feet of an approved fire department vehicle access lane. Provide corrected plan that shows required access to the Fire Department Connection. (IFC 912.2.1, BMC 7-01-61-912.2.1.1, NFPA 13:7.7.2.3)

5. Temperature rating of all sprinklers in machine rooms shall be coordination with the required elevator shunt/trip operation/installation per NFPA 72. Where heat detectors are used to shut down elevator power prior to sprinkler operation, the detector shall have both a lower temperature rating and a higher sensitivity as compared to the sprinkler. Verify and revise the temperature rating of the pit and equipment room and show it on the plans. (NFPA 72:6.15.4.1*, 13:A.8.14.5.3)

6. Provide verification that the designer has certification from the buildings Structural Engineer with single truss support factors of the added 3" and 4" mains (both floors) which were added and appear to be attached parallel with single trusses (since no hanger clarification otherwise was provided). Where mains are hung on trusses, beams or structural supporting members, they shall be verified to allow for the added load of the active fire sprinkler system. It shall be the installers/designers responsibility to verify structural acceptance loads on these supporting members. (NFPA 13: 9.1.1.2, 14.1.3 (22), IFC 102.4, 104.7.2, 105.4.2, 901.2, 912.2.1, BMC 7-01-61-912.2.1.1, IBC 1604.3, 1604.4)

7. Cannot verify calculations since the designer left required node points off the riser detail. (IFC 105.4.2, 901.2 and BMC 7-01-50-901.2)

8. Sprinkler head legends indicates a sizing for a retrofit head (reference 8.3.5), which cannot be used for new construction. Correct (typo) and resubmit. (IFC 105.4.2, 901.2 and BMC 7-01-50-901.2)

9. Sprinkler "Shadowing" or overspacing is unacceptable in structures that require full fire protection systems. It is difficult to interpret, but in some areas, the rooftop unit duct penetrations appear to be obstructing required coverage? Verify and make corrections where needed on the plans. (IFC 104.3, 106, 107.2.2, 901.6, 903.3.3, NFPA 13 Chapter 8)
