Description
To provide a new manual and automatic fire alarm system for the R1 occupancy spaces and extend the fire alarm system as a required manual only in the A2 occupancy (allowed because of the fire wall, see below). The required manual and automatic fire alarm system includes sprinkler monitoring, HVAC shutdown, fire/smoke damper control, cooking hood monitoring and notification throughout.

The following information is copied from the IFC review notes for reference:

61. A manual and automatic fire detection system fire alarm system shall be installed in group R-1 occupancies. Exceptions: manual pull stations are not required in buildings that are equipped throughout with an approved supervised automatic sprinkler system installed in accordance with Section 903.3.1.1 and which have at least one manual pull station installed at an approved location, and have notification devices meeting the requirements of Section 907.10.2, which will activated upon fire sprinkler waterflow (IFC 907.2.8)

62. An automatic fire alarm system shall be installed throughout all interior corridors serving guestrooms. (IFC 907.2.8.2; ref 2003 rev.)

63. Single or multiple station smoke alarms shall be installed in Group R-1 occupancies in the following locations:
1. In sleeping areas.
2. In every room in the path of the means of egress from the sleeping area to the door leading from
the guestroom or suite.
3. In each story within the guestroom or suite, including basements. For guestrooms or suites with split levels and without an intervening door between the adjacent levels, a smoke alarm installed on the upper level shall suffice for the adjacent lower level provided that the lower level is less than one full story below the upper level.

NOTE: Design and installation shall be in accordance with IFC 907.10.

64. Audible and visible alarm notification appliances shall be provided in accordance with 907.10.

65. Group I-1 and R-1 sleeping accommodations, in accordance with Table 907.10.1.2, shall be provided with a visible alarm notification appliance activated by both the in-room smoke alarm and the building fire alarm system.

66. Sprinkler water flow alarm, valve tamper supervision and other system monitoring shall be provided for systems with 20 or more sprinkler heads (100 or more for systems installed under the UFC). All control valves must be monitored to transmit a supervisory signal when closed. Alarm, supervisory and trouble signals shall be distinctly different and shall be automatically transmitted to an approved central station, remote supervising station or proprietary supervising station as defined in NFPA 72. (IFC 903.4.1)

The associated building permit (BLD 03-02084) is to construct a new 104 room, 75,200 s.f. four story, wood framed, extended stay, motel, with a single story section, for the lobby, indoor swimming pool, meeting room and packaged food prep kitchen. NOTE: This building is fully fire sprinklered with a NFPA 13 for area increase. The installation of a fire wall is being used to separate the types of construction, this wall is located in the single story portion of the building and is to separate the Gate House area from the Motel Suites. All construction per the approved plans and attached comment list. Refer to BLD 03-02582 for the grading and parking lot refer to BLD 04-00205 for foundation permit.
