1. It is assumed that the supply from the meter (node#1) to inside the house (node #2) does not travel uphill, since no elevation pressure loss was found in the calcs. If elevation exceeds 12 feet of lift, plan submittal is denied and resubmittal required. (IFC 105.4)
2. Bathroom and toilet off of Bedroom #1 (located in the northeast corner of the house) shall require lintel separation or fire sprinkler protection will be required (NFPA 13D:4.1.2)
3. Master Bath room has 2 toilets and an unidentified room space, which must be separated by an 8" minimum lintel or they shall included fire protection. (NFPA 13D:4.1.2)
4. All areas addressed shall require full and complete construction other than closets and bathrooms which meet the exceptions. Head located in "BRKFST" room is approximately 3'-0" from the "fireplace." No consideration provided in meeting requirements of NFPA 13D Table 7.5.5.3 or "RFC Residential Sprinkler Design and Installation Guide" page 5, Table B (not provided). (IFC 105.4)
5. Kitchen, Library and dining room appear to have continuous beam obstructions? Designer does not indicate in this submittal of whether meeting obstruction rule limits per 8.2.4* and head listing requirements "RFC Residential Sprinkler Design and Installation Guide" page 8, Figure 1, page 11, Figure 4 (document is not provided). (IFC 105.4)
6. Garage spacing of sidewall heads exceed listing (even though they have not been verified for meeting minimum spacing). Riser detail indicates an upright sprinkler, which is not shown on the floor plan. If this head is being installed, identify it in the head legend, provide data submittal and show it on your floor plan. (IFC 105.4)
7. A room south off the "Great Room" appears to have some sort of mechanical room/closet. Mechanical closet/rooms are not except from protection. If this is actually a mechanical room/closet, then include protection and address it in the head legend and submittal data. (IFC 105.4)
8. Provide clarification of ceiling changes and coverage for entry to the hallway to the garage from the kitchen. (IFC 105.4)
9. Provide clarification of ceiling changes in the "M CLST". (IFC 105.4)
10. Provide a fire sprinkler head box, wrench and minimum number of heads installing. (IFC 105.4)
11. Clarify underground supply line, (Plan FP-1) is flat and not on a rise with this foothill home, since the calculations address no change in elevation loss pressures from node 2 to 3.
Note: Riser detail (FP-1) needs corrections and/or clarification.
A. It is advisable to relocate domestic shutoff to the supply side of the sprinkler takeoff tee. This will meet requirements of 7.1.1, which provides supervision of the supply to fire sprinklers.
B. System control valve adding down stream of the backflow is not required. Backflow preventer shall have the valve handles installed, which shall be indicating per A.3.3.10.2 and supervised by one of the approved methods addressed in 7.1.2.
C. Remove verbiage addressing alarm interconnection requirements per NFPA 72:2-2.1.1.3 which not a current NFPA 72 paragraph.
D. Clarify supply from pump.
E. Clarify the riser will not have any exposed CPVC and if it does, then change the sprinkler head to meet minimum manufactures listing requirements for the same. (IFC 105.4)
