BODO - BUILDING #4 (SHELL & CORE) - To install a complete wet system fire sprinkler system (OH-2) in a new 52,260-ft/2, two story, noncombustible shell and core building for future office, retail and restaurant tenants. This work also includes the installation of a Class 1 Standpipe system in a two-hour fire-resistive, noncombustible, four story stair enclosure to be used as the second exit from the new building and required exiting for the four story Foster Building. NOTE: Two-hour fire walls will separate these buildings from each other, because of allowable area and construction types. The fire sprinkler system is being used for area increase. All fire sprinkler and standpipe work shall comply with the IFC 2000, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. This permit is attached to building permit: BLD04-01323. This is a shell and core permit only. Separate tenant improvement permits are required to finish this building for occupancy.

I looked at the noted problems and they have been corrected. Temporary pendant heads have been installed in the west elevator lobby until the ceiling has been installed. First floor service corridor and the second floor service corridor are ok for cover.

1. Plan sheets FP1 and 2 of 2. Several areas have fire sprinklers installed with different orifice/k-factors that are not consistent with the design verified? Provide plans that are consistent with the design verified and resubmit. (BMC 7-01-50-901.2, IFC 105.4.2)

2. Unless approved otherwise by the code official, sprinkler systems in any building 2 or more levels in height shall be separated by floor control assemblies in addition to main control and alarm features. Floor control assembly components shall include, but may not be limited to, properly placed and installed control valve, alarming device, test and drain assembly, and pressure gage. Provide floor control assemblies and resubmit. (BMC 7-01-55-903.1.5)

3. Provide fire sprinkler protection at the top of the required four story stair enclosure servicing the "Foster Building". (BMC 7-01-50-901.2, IFC 105.4.2, NFPA 13-8.14.3.2.1)

4. BoDo #4, four story stair enclosure is a required exit for the "Foster Building." Submit a Class 1 Standpipe System, with correct detail, to verify minimum installation code compliance per NFPA 14. (IFC 905.3.1.1, BMC 7-01-50-901.2, IFC 105.4.2)

5. Several areas designed have pipe sizes that do not match the system design verified. Provide sprinkler designed piping which incorporate and meet the design/s verified (no exceptions allowed). (BMC 7-01-50-901.2, IFC 105.4.2)

6. If installing trapeze hangers, provide on the plans the engineered trapezes hanger support information details, locations and types identified within this facility. Engineering shall include span, weight/load factors, restraints, hanger sizes, rod sizes and related appurtenance as detailed in NFPA 13-9.1.1.6.1 and required per NFPA 13-14.1.339). NOTE: Providing a "typical" trapeze, which does not clearly address correct engineering for the dissimilar spans and loads supporting will require resubmittal design corrections. (BMC 7-01-50-901.2, IFC 105.4.2, NFPA 13-14.1.3[39])

7. Temperature rating of all sprinklers in machine rooms and elevator pits shall be coordination with the required elevator shunt/trip operation/installation per NFPA 72. Where heat detectors are used to shut down elevator power prior to sprinkler operation, the detector shall have both a lower temperature rating and a higher sensitivity as compared to the sprinkler. Revise and address the temperature rating of these heads in these locations and indicate it by a note on the plan for the field installer. (NFPA 72:6.15.4.1*, 13-A.8.14.5.3)
