Description
ALPINE BUILDING (SHELL & CORE) - To install a complete overhead, standard spray, quick response sprinklers, for light hazard occupancy use, fire sprinkler system in a new 22,315-ft/2, two story, (1st floor 11,525-ft/2, 2nd floor 10,790-ft/2), concrete tilt-up office shell and core building. Fire sprinkler include finish work related to core area restrooms and janitor's closets on the first and second floors, entry and hallways, mechanical room and elevator machine room on the first floor, elevator and stairways. Separate tenant improvement permits will be required to finish this building for occupancy. The 2003 International Building Code, Section 1019, Exception #9 is being used as an alternate to the 2000 International Building Code, Section 1005.3.2 to allow two open stairways in a fully sprinklered building. The underground fire service supply was permitted by the same contractor under FIR05-00248. The fire sprinkler system work shall comply with the IFC 2003, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. This permit is attached to building permit: BLD05-002346.

1. Unless approved otherwise by the code official (Fire Chief), sprinkler systems in any building 2 or more levels in height shall be separated by floor control assemblies in addition to main control and alarm features. Floor control assembly components shall include, but not be limited to, properly placed and installed control valve, alarming device, test and. drain assembly, and pressure gage. Provide plans that meet this requirement or provide justification to the Fire Chief why it is impossible. (BMC 7-01-55 IFC 903.1.5, IFC 105.4.2)
July 27, 2005 - Revised plan is unacceptable. First floor (zone) control is not separated from the 2nd floor (zone) control. Revise and resubmit.
August 25, 2005 - Plan resubmittals riser detail appears to show one riser control in the fire sprinkler riser room. Outside this fire sprinkler control room, approximately 7'-0" to the west, is a tee with another riser control which feeds up to the second floor. Through the same tee horizontally is another riser control for the 1st floor. If this is the intent, why does the designer put both floor zone controls outside the sprinkler riser room? These riser controls will require accessing and draining to outside the building both for pipe and inspectors test draining. These control valves and drains shall be accessible from the floor! This design does not address this accessibility as addressed in NFPA 13-8.1.2*, 8.15.1.1.1.1, 8.16.4.2.2. If modifications will affect the calculations to an extent where the most demanding area is affected by a 3# loss, then revised plans and calcs shall also be resubmitted for verification. 2. Plan FP2, 1st floor "Restrooms" are overspaced/obstructed (per design). Revise and resubmit.

IFC Inspector shall verify maximum distance off one wall, multiplied twice with maximum distance off the other multiplied twice, which shall not exceed the maximum design verified (for that floor). Another issue is the (blind) entry wall and sink inset wall. This means there may be problem with blind spots in coverage. Fire sprinkler protection in buildings that are required to be fully fire sprinklered does not have exceptions to areas as addressed. Reference FP2 Red Lines. Revise and resubmit.

July 27, 2005 - Resubmittal Review and Corrections Required (which shall include item #4 in the first review):
1. Plan FP2 piping and calculation provided from nodes FF to D1 do not correlate correctly. Revise and resubmit.

2. Plan FP1 and calculations from nodes SRC to FF do not match. Provide underground plan that match calculations.

3. Identify (occupancy) the 4 rooms on each building corner plan FP2.

4. Plan FP2, First Floor (both) stairs open or have access beneath? Provide plans that clarify construction and/or protection with resubmittals.

5. Plan FP2, second level protection over "Stair #209" area is overspaced. Revise and resubmit.
