(SKYLINE DISPLAYS - STEELWOOD FLEX CONDOS - SUITES 33 & 34 - FORMER ICE SKATING RINK) To create a 3,859 square foot tenant space (2,892 square foot 1st story and 967 square foot mezzanine) within an existing 28,240 square foot, 2 story building. The 1st story will be used for sales and office. The mezzanine will be used as a caretakers dwelling unit and will be constructed under this permit. Work is to include 2 restrooms accessible to the disabled, 2-hr fire barrier walls, a 1-hr horizontal fire barrier, 1-hr fire barrier walls, interior nonbearing walls, and interior 1-hr bearing walls, concrete footings, steel columns, shear walls, suspended ceilings, and finishes. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes. The fire sprinkler system shall comply with NFPA 13 as regulated by the Fire Department. The sprinkler scope of work includes adding two new pendant heads, one in a new office and the other in a new bathroom.
When tenant work affects fire sprinkler protection outside the permitted work area due to the installation of tenant-demising or new partition walls, the affected area sprinkler coverage outside the BLD permit will fall under the Fire Permit scope of work, to maintain the required fire protection within the fire sprinklered facility. The "Riser" and its supplies which include all appurtenances (including tamper, alarm and alarm monitoring) relating to the normal and correct function and integrity of this system will fall under the jurisdiction for code compliant verification.
