Description
Scope of Work:
The system has been designed to provide adequate attic protection for Light Hazard and ceiling-level sprinkler protection for future rack storage to the maximum available height of storage, (18ā€¯below trusses), contemplating storage of Class IV commodities in racks, with in-rack sprinklers, in accordance with B.C. Ordinance Amendment 7-01-52 (adding IFC 903.1.6) for High Piled Combustible Storage Warehouse. However, the proposed installation will only consist of sprinkler heads installed at the roof
level (pitched roof), designed for light hazard, attic protection and sprinkler piping with plugged sprinkler outlets at the bottom of trusses, (future ceiling level), for completion by future tenants based
on their specific proposed storage.
The approved sprinkler plans are only for installation of the Light Hazard roof-level shell sprinklers and that a sprinkler permit will be required for all TI building permits, to install or verify adequate sprinkler protection for the specific proposed occupancy and tenant floor plan. A flat ceiling is required for high piled storage (NFPA 13; 12.1.7)
The fire sprinkler system work shall comply with the IFC 2003 and NFPA 13 2002, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. This permit is attached to building permit: BLD07-003.49.Original Scope of Work:

Added upright heads will need to be shown on approved resubmittals including revised hydraulic calculations, also need to provide coverage below the overhead doors, forward flow has not been completed, insulation at the deck is not finished at some areas, may need high temp heads above unit heaters.

Telcon from Bob Smith requesting I take another look at the overbuild issue which Forrest discovered on his inspection on 9/25. I agreed to look at it this afternoon on way to Micron. Met Bob onsite and evaluated the situation. Two large overbuild areas created above the lower trusses, space is not insulated and the OSB on lower members is structural and has to remain per Bob Smith. Suggested they could look into cutting adequate holes in the OSB to allow adequate heat into the concealed space, insulate at the roof joists and install wet sprinklers, or possibly use an antifreeze system. He preferred the antifreeze idea. I indicated that was not a design requirement, only a suggestion for his contractor to evaluate. Plans will need to be resubmitted as a Plan Mod for approval prior to installation. I subsequently called John Warnick, advised him of my discussion with Bob; he was aware of the situation and said they are working on a redesign, using either wet or AF sprinklers and will get plans submitted as soon as it is designed. I indicated if they will expedite their submittal, we will work with them to expedite the review.

Case Summary  7/16/2007 DONE
Meeting  7/16/2007 DONE
Meeting held with Matt Conn (independent sprinkler designer) and B. Johnson regarding sprinkler design for this building. The builder only wants to install minimum shell building sprinkler protection at this time.
The system has been designed to provide adequate attic protection and ceiling-level sprinkler protection for future rack storage to the maximum available height of storage, (18"below trusses), contemplating storage of Class IV commodities in racks, with in-rack sprinklers, in accordance with B.C. Ordinance Amendment 7-01-52 (adding IFC 903.1.6) for High Piled Combustible Storage Warehouse. However, the proposed installation will only consist of sprinkler heads installed at the roof level (pitched roof), designed for light hazard, attic protection and sprinkler piping with plugged sprinkler outlets at the bottom of trusses, (future ceiling level), for completion by future tenants based on their specific proposed storage.
Bryan will add notes in his review comments that the approved sprinkler plans are only for installation of the light hazard roof-level shell sprinklers and that a sprinkler permit will be required for all TI building permits, to install or verify adequate sprinkler protection for the specific proposed occupancy and tenant floor plan. A flat ceiling is required for high piled storage (NFPA 13; 12.1.7)
Jason Blais was also invited to the meeting to discuss the fact that the builder has deviated from the approved building plans by eliminating the ceiling and modifying the energy shell by installing the insulation at the bottom of the roof deck instead of above the ceiling. He will contact the architect to obtain revised energy calculations.
