Scope of Work
To construct a 4,140 sq.ft. One story Single family dwelling with a 1,112 sq.ft. daylight basement (5252 sq.ft. Total), a 146 sq.ft. Covered front porch, a 980 sq.ft. Covered rear patio, a 676 sq.ft. Covered basement level patio, and a 1,885 sq.ft. Attached garage per approved plans, all red-lining, Engineering and Plan review report. This lot is within the hillside area and is subject to the hillside ordinances. A class "A" roof system and defensible area will be maintained. A modified 13D sprinkler system is required (Boulder Heights Estates sub). This house requires a modified NFPA 13D automatic fire sprinkler system. In addition to the requirements of 13D, the system shall be modified to provide sprinklers in all closets, bathrooms and foyers, and all attached garages shall be protected with a single row of "dry sidewall sprinklers" along the wall between the house and the garages(s). R-1A/DA Zoning district and building setbacks as per Planning and Zoning. Install a new fire sprinkler system through out the two story single family dwelling. System shall be equipped with an alarm initiating device and an outside alarm. The plans include coverage in the garage along the common wall as required. All fire sprinkler work and related, which includes dual use, single service water supply, the system backflow prevention device (provided by others), shall be per NFPA 13D, approved plans, engineering/red-lining and attached review comments, under direction of the Fire Chief. Email from Cam at Shiloh: "Thank you for your time and effort in addressing the issue with the Bonney Residence. As per our conversation, the distances of the sprinkler heads from the glass front of the fireplaces are as follows. The upstairs sprinkler head is 4'-11.25" from the glass plate, and the basement sprinkler head is 4'-10.5" from the glass plate. We used a weighted plum and measured from the center of the sprinkler head to the glass plate."
