The Fire Sprinkler contractor has submitted an expectable impairment plan along with a revised design approach to include a higher design density of .45 over 2000-ft/2.
10/22/08 FIR OH Work Scope:
The Fire Sprinkler scope consists of raising 117 drops / dry pendants 4’-0” in the cooler / Freezer to meet new ceiling height. The ceiling will be raised to facilitate fork lift activity. The existing storage arrangement of 70% racking and 30% palletized Class II commodity to 17’-0” maximum storage height will remain the same.
09/18/08 FIR OH Work Scope:
The Fire Sprinkler scope consists of raising 117 drops to dry pendants 4’-0” in the cooler / Freezer to meet new ceiling height. The existing commodity / storage arrangement is to remain. The storage height is limited to 17’-0” as was originally designed. The existing dry pendants will be replaced with new quick response heads matching the existing. The fire sprinkler system work shall comply with the IFC 2006, the attached review comments/conditions, as regulated by the Fire Chief. The review comments/conditions, permit and fire "Inspection Card" are required to be on site as a condition of this work, to provide witness of compliance verification of minimum code. This permit is attached to BLD08-01890.

Permit finaled. Storage was below 20'-0" at this time. Owner has been notified by the sprinkler contractor that 18" minimum clearance is required from the top of the storage to the sprinkler heads.

John Warnick at Commerical Fire Protection sent a fax in regards to the design parameters for the Costo Freezer TI. The fax indicate a minimum design requirement of .37/2000. Commercial Fire based their design on .45/2000. I told him the deisgn was obviously adequate however there shall be NO storage above 20'. John said he spoke with the manger of Costo and told them not to store over 20'. The ceiling in the freezer is 21'-6" Please, see attached letter.

The sprinkler system as installed matched the plans. The problem is that the plans state the maximum storage height is not to exceed 17'0" and it does. The storage appears to be less than 18" from the sprinkler pendants. The product storage needs to be permanantly reduced or the storage height needs to be addressed on the city approved plans.

These plans were denied denied based on an existing system design conflict of the storage arrangement and density provided. In addition, the existing heads installed in the freezer are not listed for the present storage arrangement.
Upon request, the denied set of plans may be retrieved from my office for salvage. The denied set of plans will be maintained for five working days.

These plans are on hold pending further information from the sprinkler contractor. Note that the existing heads in the freezer area are not listed for storage over 12'-0" with a 5.6 K-factor. Please select an alternate listed head with a minimum of an 8.0K-factor as required by NFPA, as the storage is known to be Class II, 70%rack stored to 17'-0".
12.6* Storage Applications.
12.6.1 For storage applications with densities of 0.20 gpm/ft2 (8.2 mm/min) or less, standard response sprinklers with a K-factor of K-5.6 (80) or larger shall be permitted.
12.6.2 For general storage applications, rack storage, rubber tire storage, roll paper storage, and baled cotton storage being protected with upright and pendent spray sprinklers with required densities of greater than 0.20 gpm/ft2 to 0.34 gpm/ft2 (8.2 mm/min to 13.9 mm/min), standard response sprinklers with a nominal K-factor of K-8.0 (115) or larger shall be used.
12.6.3 For general storage applications, rack storage, rubber tire storage, roll paper storage, and baled cotton storage being protected with upright and pendent spray sprinklers with required densities greater than 0.34 gpm/ft2 (13.9 mm/min), standard response spray sprinklers with a K-factor of K-11.2 (161) or larger that are listed for storage applications shall be used.
12.6.4* Unless the requirements of 12.6.5 are met, the requirements of 12.6.2 and 12.6.3 shall not apply to modifications to existing storage application systems, using sprinklers with K-factors of K-8.0 (115) or less.
*Please provide proof that the existing piping above the freezer area will support the design density for High Piled Storage or .45/2000 ft/2 as noted on Sheet FP-9. Note that the plans submitted do not clearly represent actual pipe size and type.
