The Fire Sprinkler Scope of work consists of adding and relocating sprinklers due to new wall and ceiling configuration. The existing system has a 4" main riser and 6" underground piping. The system is a grid type system with a center rail. The pipe sizes are 2½"x1¼"x4"x2½". The system has above and below fire protection due to combustible construction. The existing system was reported calculated for Ordinary Hazard II. The existing water supply was reported as S-64, R-20, Q-2500. The new tenant improvement is Light Hazard.

DRS Within an existing 44,703 sq. ft. building, perform select interior demolition of existing 9,166 sq. ft. office space; construct interior non-bearing walls to create 4 Computer Labs, 3 Classrooms, 1 Bioscience Lab, a Faculty-Print room, new fully accessible, multi fixture MEN'S & WOMENS restrooms, an accessible route to and into all rooms & areas, a student lounge, 2nd HI-LO drinking fountain; new suspended ACT & grid, interior finishes & millwork; electrical, mechanical, plumbing, sprinkler & alarm system upgrades; and open wall between this new portion and the existing Vet Tech teaching facility creating a total area of 16,310 for BMC; new accessible doors & hardware, clear floor space and replacement of some exterior doors with storefront glazing, all per reviewed plans, attached plan review comments & red-lined notes of all reviewing agencies.
