Description
The Fire Sprinkler Scope of work consists of revising the existing fire protection in three areas to accommodate new wall and ceiling configuration. The existing system is a 5”x4”x2” grid with 8” underground and 6” riser.


Building Department Scope:

(NORTH END OF BUILDING) Planning approvals under CUP10-00018 and CZC10-00168. The fire sprinkler system is used for building area increase and for fire area. To remodel a former warehouse tenant space to include a new activity center for adults and children, a café, and a daycare for children. The daycare is limited to 30 children by the conditional use permit. The first story will have a floor area of about 11,820 square feet. The expanded unoccupied mezzanine will have a floor area of about 2,124 square feet. A children’s play structure will be installed. Work is to include two toilet/dressing rooms accessible to the disabled, expansion of the existing unoccupied mezzanine, an exterior ramp and stairway, a unisex restroom/shower room, millwork, and interior finishes. Because it will not have a compliant egress system, the existing mezzanine and the mezzanine expansion area, is not approved for any occupancy, including storage. Mezzanine expansion work includes concrete footings, wood columns, wood bearing walls, gypsum shear walls, wood beams, wood joists, and wood sheathing. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. **CJW**



Fire Sprinkler System Design/Spacing:

The existing design criterion is .295/2072 with flow test information of S-50, R-20 & Q-3000. The new area is light hazard. The new flow test information is S-70, R-20 & Q-3000. Based on the additional pressure in the new flow test and the fact that the new area is light hazard new hydraulics were neither provided nor required.

Per phone call from the Fire Marshal, Mark Senteno told the fire sprinkler contractor that it was not necessary to put sprinklers below the jungle jim due to limit amount of combustibles even thought the obstructions were greater than 4' wide.
