The Fire Sprinkler Scope of work consists of providing protection on both sides of a modified firewall. (Please, see note below) Only the fire protection on either side of the new modified firewall has been considered in this review. The remainder of the piping is existing and is not being modified.


NOTE: Please see permit BLD11-00279. There is an alternate design approach agreement from CTA Architects that is signed by both the building code official and the fire code official dated 02-22-2011 (The alternate design approach document is also attached to this case file for reference.) The agreement allows an existing non-conforming wall to be converted into a modified firewall. The firewall is needed to separate the building into two buildings for allowable area compliance. The fire sprinklers design criteria as stated in the letter is .20/470 (10’Wx47’L) on both sides of the modified firewall with sprinklers spaced a maximum of 12’ on center 130 sqft. This review is based on this agreement.


Building Department Scope:

Remodel of an existing 34,410 sq. ft. building, constructing a modified 2-hour firewall per approved alternate to divide into two buildings for allowable area compliance based on Type of Construction, per approved plans. Work to include select interior demolition, upgrading an existing wall to meet an alternate method firewall, adding a fire alarm/voice evacuation system, new emergency lighting, reconstructing an egress stairway in conjunction with new exterior exit door, constructing an interior vestibule, and modify electrical, sprinkler and alarm systems. NOTE: Alternate approval regarding firewall attached to this case. NOTE: This building is fully fire sprinklered for allowable area increase with modification on both sides of firewall for increase of wall integrity per the approved alternate. Drs –TRF-
