The fire sprinkler scope of work consists of protecting a six level building. The FP contractor scope of work apparently does not include the first floor and penthouse; however, they are included in the building department scope of work. In addition, the existing pump located in the basement is being replaced with a new pump. Most of the piping and sprinklers are being replaced. Each floor has a tree system with 1β, 1ΒΌβ branch piping and 2β mains, with quick response sprinklers.
To remodel the basement, 1st story, 2nd story, 3rd story, 4th story, and penthouse of an existing office building. Work includes the complete replacement of mechanical systems (except the existing chiller and the existing boilers) and upgrading the existing electrical service and system. Basement work is to include a new air handler unit, an enlarged exhaust air pit at grade, compacted gravel fill and a concrete slab at an existing mechanical pit, steel headers and jambs at widened openings in existing masonry walls, a steel header and steel jambs at a widened opening in an existing concrete wall, a masonry wall infill, concrete floor slabs at plumbing and electrical trenches, interior nonbearing walls, 2 restrooms accessible to the disabled, a 1-hr stairway enclosure extension and poured in place concrete steps, 1-hr mechanical shaft extensions and repairs, new interior doors, new interior windows, suspended acoustical ceilings, millwork, and finishes. Cooking operations within the Pantry that create grease laden vapors or that expose the sewer system to grease are NOT allowed. 1st story work is limited to replacing exterior doors and sidelights. 2nd story work includes interior nonbearing walls, 2 restrooms accessible to the disabled, new drinking fountains, suspended acoustical ceilings, millwork, and finishes. 3rd story work includes a 1-hr shaft extension adjacent to an existing stairway enclosure, the structural support for a new floor system between the 2nd and 3rd stories, and suspended acoustical ceilings. 4th story work includes interior nonbearing walls, 2 restrooms accessible to the disabled, suspended acoustical ceilings, millwork, and finishes. Penthouse work includes a new air handler unit, a new opening in the penthouse floor for a new return air duct, and a concrete floor patch where the old return air duct was located. Special Inspection is required for concrete, bolting, welding, epoxy anchors, and expansion anchors. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13, including quick-response fire sprinkler heads installed throughout the building where required, and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. **CJW**
