Partial final fire spinkler inspection passed/complete. Each level of the building has fire sprinkler piping that crosses the breezeway, an approved method of keeping the pipe from freezing needs to be installed and inspected before final inspection can be completed. Fire sprinkler inspection is complete for remainder of building. TCO authorized for 60 days per conversation with Scott Arellano.

Tenting inspection for level 4 complete, overhead fire sprinkler approved for cover on level 4 with exception to the fire sprinkler piping crossing the breezeway, this piping cannot be covered (as well as levels 1,2 and 3) until an acceptable means of keeping the pipe from freezing is inspected and passed.. Tenting for sprinkler piping in attic space on level 3 still not installed, overhead fire sprinkler piping in attic space on level 3 not approved for cover.

200 psi hydrostatic test complete for overhead fire sprinkler piping for all levels. Rough to cover inspection complete for overhead fire sprinkler piping on 1st and 2nd level, 1st and 2nd level approved for cover with exception to piping that is ran through breeze-way, this piping cannot be covered until proper freeze protection is installed and inspected. Partial cover approved for 3rd level fire sprinkler piping, fire sprinkler piping that is not in attic spaces approved for cover with exception to breeze-way piping. Fire sprinkler piping in attic spaces on 3rd level and 4th level cannot be covered until tenting inspection is completed and approved. Fire sprinkler piping crosses the entry corridor on each level, these area's cannot be covered until proper heating/ventilation is provided to keep fire sprinkler piping from freezing through the breeze-way (As addressed and stated on city approved drawings)

The FD is ok with dry standpipes but required
Locking KNOX FDC caps
One FDC connection for the standpipes and system.
I knew the code section was in NFPA 14 but since IFC overrules and it was not mention in IFC. Well I just wanted to make sure.
The IFC comment could always be made to happen. (Make them supply a heated chase and or heat tracing.) That is what I meant by huge expense.
It is going to be difficult to tie the FDC together. The regular FDC is at the side of the building. The SP FDC is in the middle. However, anything is possible. I will call them and see how much blow back I get.
In retrospect, I should have been more thorough on my question to you. Sorry.

First a couple code sections.
905.8 Dry standpipes. Dry standpipes shall not be installed.
Exception: Where subject to freezing and in accordance
with NFPA 14.
NFPA 14
5.4.1.1* Class I standpipe systems shall be permitted to be automatic
dry, automatic wet, semiautomatic dry, manual dry, or
manual wet in buildings not classified as high-rise buildings.
I just talked to Romeo about this to see how he’s handled it before. He hasn’t come across this exact scenario, nor have I. We are ok with the concept with the addition of a couple items.
1. Locking Knox caps on FDC’s.
2. Shared FDC with sprinklers to prevent us from having to supply an FDC and a standpipe connection.
Do you think that is doable?

We have talked several times about this project. However, just to make sure, you are ok with dry manual standpipes in these NPFA 13R apartment buildings; correct? They are not specifically referenced in IFC. The only reference for dry manual appears to be parking garages and basement. There really is any better way of doing them without a huge exspense.
905.3 Required Installations.
Standpipe systems shall be installed where required by Sections 905.3.1 through 905.3.8. Standpipe systems are allowed to be combined with automatic sprinkler
systems.
Exception: Standpipe systems are not required in Group R-3 occupancies.
905.3.1 Height.
Class III standpipe systems shall be installed throughout buildings where the floor level of the highest story is located more than 30 feet (9144 mm) above the
lowest level of the fire department vehicle access, or where the floor level of the lowest story is located more than 30 feet (9144 mm) below the highest level of
fire department vehicle access.
Exceptions:
1. Class I standpipes are allowed in buildings equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1 or
903.3.1.2.
2. Class I manual standpipes are allowed in open parking garages where the highest floor is located not more than 150 feet (45 720 mm) above the
lowest level of fire department vehicle access.
3. Class I manual dry standpipes are allowed in open parking garages that are subject to freezing temperatures, provided that the hose connections are
located as required for Class II standpipes in accordance with Section 905.5.
4. Class I standpipes are allowed in basements equipped throughout with an automatic sprinkler system.
5. In determining the lowest level of fire department vehicle access, it shall not be required to consider:
5.1. Recessed loading docks for four vehicles or less, and
5.2. Conditions where topography makes access from the fire
