The fire sprinkler scope of work consists of a NFPA 13R system for a four level apartment building. The system is supplied by 2” underground through a 2” backflow preventer to (4) 1½” flow control risers. The system piping is CPVC with extended coverage residential sprinklers. There is a manual dry standpipe system with (4) riser with a total of (12) outlets. The sprinkler header is connected to the manual standpipe.

[BLD15-01121] - The drawings are filed under BLD15-01118 in ePlanReview. The NFPA 13-R fire sprinkler system is used for occupancy and for story increase. To construct a 44,518 square foot four story apartment building (11,390 sq. ft. 1st story with two 3.c units, two 3.b units, three 2.c units, and one 2.g unit, 11,390 sq. ft. 2nd story with four 3.b units, three 2.c units, and one 2.g unit, 11,390 sq. ft. 3rd story with four 3.b units, three 2.c units, and one 2.g unit, 11,390 sq. ft. 4th story with four 2.d units, three 2.c units, and one 2.g unit) An elevator is provided in this building that serves all stories. All units in this building are required to comply as Type B dwelling units. Of those Type B dwelling units, 2 will also comply as Type A units. Work is to include concrete footings, concrete foundations, concrete slabs on grade, wood stud bearing walls, wood stud shear walls, fiberglass shingles, fiber-cement board siding, manufactured stone veneer, a 2-hr elevator shaft, 1-hr dwelling unit separations, .5-hr minimum fire-resistance-rated corridors with 20 minute smoke- and draft-control doors, exterior exit stairways fire rated like the corridors, steel stairways with concrete treads, interior nonbearing walls, millwork, and finishes. Special Inspection is required for soils and for concrete. The roof truss design is a deferred submittal item. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13-R and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Insulation needs to be removed where pipe is covered, overhead fire sprinkler piping could not be inspected in numerous area's due to cover from insulation. Hangers are overspaced in numerous area's on level 1, FDC piping going from riser to standpipe has no hangers/straps installed. Overhead fire sprinkler piping on level 1 cannot be covered until rough to cover inspection is complete and passed.
