ENANT IMPROVEMENT OF A BASEBALL AND SOFTBALL PICHING AND HITTING TRAINING FACILITY IN THE EXISTING GOWEN INDUSTRIAL WAREHOUSE - C SHELL AND CORE BUILDING OF TYPE-II-B SPRINKLED TILT-UP CONCRETE AND STRUCTURAL STEEL BAR JOIST CONSTRUCTION. TENANT IMPROVEMENT SHALL CONSIST OF BUT IS NOT LIMITED TO CONSTRUCTION OF APPROXIMATELY 20,800 SF. GROSS TOTAL SUITE WITH APPROXIMATELY +/-3,230 SF. SINGLE LEVEL OFFICES, RESTROOMS, BREAK ROOM, UTILITY/STORAGE AND ACCESSORY RETAIL SALES. NO MEZZANINE LEVEL OR OVERHEAD STORAGE/STRUCTURE IS ANTICIPATED OR PROVIDED IN THIS TENANT IMPROVEMENT. THE REMAINING +/-17,500 SF. SPACE WILL BE MULTIPLE SOFT WALL NETTING PITCHING AND BATTING TUNNELS AS WELL AS VINYL COATED CHAIN-LINK FENCING AT THE CORRIDOR SUPPLIED AND INSTALLED BY OTHERS AT A FUTURE DATE AND IS NOT A PART OF THIS SCOPE OTHER THAN COORDINATION WITH THE TENANT PROVIDED LAYOUT DESIGN. OVERALL CONSTRUCTION SHALL BE TYPE II-B, NON-COMBUSTABLE OF COLD-FORM LIGHT GAUGE METAL STUD FRAMING, DRYWALL FINISHES, ACOUSTIC AND DRYWALL CELINGS IN THE OFFICE/RETAIL AREAS AND MECHANCIAL AND ELECTRICAL SERVICES THROUGHOUT. NO EXTERIOR IMPROVEMENTS/MODIFICATIONS ARE ANTICIPATED UNDER THIS PERMIT.
