Called Stillman Anderson, architect at LKV (Leatham-Kron-Van Ocker), representing the Bogert Family Trust (Dee & Marge Bogert), concerning the MIS permit issued for purpose of determining requirements for issuance of a certificate of occupancy for 3310 West State Street, for Advant Motor Group. I had talked with Linda Whitney, representing Advant Motro Group and applicant for the MIS permit. Under an MIS Permit the tenant has stipulated that they intend to continue the use of the existing tenant space without making any changes and that thier proposed use will be the same as originally approved per plans on file.
This tenant space was originally a full service repair garage/vehicle show room & sales with sales offices. Roundtree Chevrolet was the last tenant of record based on computer records. The new tenant declared use of only the garage area located behind the showroom / office area that were originally required to be separated by a 1-hour occupancy separation wall per the 1979 UBC under which the showroom addition was constructed ('B1/B2' Occupancy). Inspection write up noted the 1-hour occupancy separation needed some repairs and there was a question on the exits. A correction notice was issued to the proposed tenant to obtain an architect and obtain plans and permit to make repairs and obtain reinspection for C.O.
I explained to Mr. Anderson that if the proposed tenant, Advant Motors wants to apply the 2000 IBC for their tenant use, we need to review the entire facility for the occupancy uses under the IBC and this would most likely result in and occupancy use change and require considerable greater architectural evaluation and possible greater upgrades. This could also cause greater difficulty or costs if a future tenant would desire to use the facility as it was originally approved and required re-consideration as an occupancy use change back to the 1979 & before occupancy uses. I suggested that it would probably be best for all concerned to continue as originally agreed too with the proposed tenant, Advant Motor Group to obtain a C.O. under the 1997 UBC & scope of the MIS permit proceedure issued.

I explained the MIS permit process and that I had reviewed this with Stillman Anderson, architect he had met with at the site in April for an Aging Inspection. Told him I had suggested to the architect that they original plans under the MIS permit. The architect will follow up with owners & tenant.

Phone call from Ms. Whitney concerning steps to be taken to have inspection to determine requirements for issuance of a certificate of occupancy> I ask if she had found any more information. She had not. I have found plans for the main building in 1952 and subsequent additions in 1955, 1970, 1979 & 1984 which appears to match the building as it now exists. I will fax a copy of an MIS application to Ms. Whitney to complete and fax back and I will prepare for issue a miscellaneuos permit for inspection to determine what if any requirements are needing to be corrected to allow the issuance of a certificate of occupancy for this new tenant.

Met with Linda Whitney to review correction notice she had received from the structural inspector, Tony Young, for new tenant occcupying without a C.O. Copy of plans obtained from records division did not show all of the builidng areas leaving concerns that part of the work had been done without permits. I will research the records for additional information and Ms. Whitney will see what she can find from previous tenant and or building owner.
