Mike Fairchild, architect, called concerning a tenant space on the second floor that had done work without permit and received a written notice that they would have 25 days to correct this deficiency.

Mike had questions concerning the required exiting from the second floor. The floor is approximately 8,000 sq. ft. and the tenant in violation occupies approximately 4,000 sq. ft. as a "B" occupancy. The occupant load would be approximately 40, greater than 29 per Tbl. 1021.2, 2009 IBC and therefore would need access to two exits from the second floor. A connecting exit path is required between the two existing exit stairs that will provide access to exits without any of the tenant passing through another tenant space.The building is fully sprinklered. It appears that the second floor area was not built-out for a tenant previously.

Under current code, if the building is fully sprinklered per NFPA 13 (quick response heads for office use) a rated corridor is not needed. If not quick response heads we will need to confer with the fire code analyst for evaluation of existing sprinklers and corridor requirements.Mike Fairchild will set up an appointment to discuss plans and applications if he is awarded the scope of work. Per Ada county records, the building was constructed in 1988, Parcel R512450301. The 1985 UBC was adopted at that time. Ada county Records indicate the original address as 3100 N Lakeharbor, Waterfront Building "B" (east half). Adjoining Waterfront Building "A" was constructed in 1987 and addressed as 3098 N. Lakeharbor. Per discussion with Bob Archibald, to get the MIS permit number, the building (both sides) is addressed as 3050 N. lakeharbor and the tenant area in question is Suite 254B

Meeting with Tenant representitive. He asked about permitting process and I answered his questions. I gave him the Major tenant Improvement applications and information to start his permit. He stated they are working toward getting the submittals for approval.

Pre-application meeting with Scott Asin the general contractor for this tenant space. I gave him the applications and flow charts for a Major Tenant Improvement and answered general code questions and possible egressing issues. He stated he would share the information with the building owner. I let him know it is illegal to occupy the space until all permits are finaled and a new occupancy permit is granted.
