Received voice-mail call from Tom Curtin, Tenant, "Erotic City" at 5781 Overland Road (Space next door to Cahrlie Bowns & was originally a part of Charlie Brown's as a restaurant), a separate tenant space. Mr. Curtin had called to find out what he needed to do to obtain a C.O. In reviewing the file and computer file I discovered this MIS permit for a O.C.O. review issued in July or 1999 by Ron Hill. Discussion with Ron revealed that Carl Dependahl, structural inspector had been in to talk with him about an inspection he had recently done at the site, 11/30/99, and that the inspection had failed by fire & structural inspectors on the 30th. I went to the structural inspectors file and retrieved a copy of the inspectors CN issued to the tenant. I called the tenant back and told him he needed to obtain and architect to review the tenant space and it's occupancy use and to provide plans for a tenant improvement review for compliance with code for a new tenant, appearing to be an assembly occupancy based on signage at site. This tenant space had apparently been part of Charlie Brown's and at some point the space was separated from Charlie Brown's and became it's own tenant space as a nite club rather than a restaurant but plans & review had not been presented through the building department for a permit, field review or issuance of a certificate of occupancy. Mr. Curtin was told that an architect was needed as this was a new tenant based on new occupancy since plans are not on file per my discussions with Ron Hill.
I reviewed with Marlene Southard the requirements I had told Mr. Curtin and she said that she had been asked questions concerning this tenant and the MIS permit by Wayne Gibbs and she suggested I ask Mr. Gibbs if Planning Div. needed to be involved on review when the required plans were submitted for review. Mr. Gibbs indicated that it appeared that the space was in compliance with zoning for being an allowed use for this zone and that parking requirements were still in compliance but that further development of any spaces within the strip mall would cause parking problems that would deffinitly need approval from zoning. He suggested that the plans submitted be run by Angie Brosious who had originally reviewed the parking situation existing based on citizen complaints onuse of parking of adjacent tenants. I put a note on the CN and inserted into plan file and informed Ron Hill of this note and what I had told the tenant. Ron stated that he had also told the tenant an architect was needed during a previous conversation.
I told Mr. Curtin that all his and his architects review for this project is to be handled through Ron Hill and gave him Ron's phone number.
