To remodel an existing 2 story building along with paving of parking on the south side of building off alley per approved plans on file and DRH00-00019. NOTE: THIS BUILDING HAS BEEN REVIEWED UNDER THE 1997 UNIFORM CODE FOR THE ABATEMENT OF DANGEROUS BUILDINGS TO DETERMINE THE ABILITY OF THE EXISTING STRUCTURE TO RESIST LATERAL SEISMIC FORCES PER 1997 UBC AND 1994 UCBC. STRUCTURAL PLANS & CALCULATIONS FOR STRUCTURAL RETROFIT ARE PART OF A DEFERRED SUBMITTAL PACKAGE THAT SHALL BE PRESENTED, REVIEWED AND APPROVED BEFORE ANY RETROFIT STRUCTURAL WORK IS DONE. THIS PERMIT SERVES NOTICE TO THE ARCHITECT, OWNER & CONTRACTOR THAT WORK DONE PRIOR TO THE SUBMITTAL AND APPROVAL OF THE RETROFIT PLANS IS DONE AT THEIR OWN RISK. ANY CORRECTIONS REQUIRED OF WORK ALLREADY DONE SHALL BE MADE, INSPECTED AND APPROVED BEFORE COVERING ANY FRAMING. THERE IS NO QUARANTEE RETROFIT UPGRADES WILL BE APPROVED. THIRD PARTY STRUCTURAL PEER REVIEW IS REQUIRED. ALL RETROFIT UPGRADES SHALL BE COMPLETED & APPROVED BEFORE ANY OCCUPANCY OR USE OF TENANT SPACE(S) IS ALLOWED. Remodel of the 6,046 s.f. building includes a tenant improvment of 2nd floor, 3,147 sq. ft. (368s.f. mezz.) for office use by Stoltz Marketing Group as a part of this permit. The 2,306 s.f. of leasable area on the first floor is for future tenants and will require separate applications, plans & permits for occupancy. Permit includes two FULLY ACCESSIBLE common use restrooms on 1st floor. Basement to be closed off and converted to mechanical crawl space only, with access floor panels. Work to include construction of new interior stairways to access second floor and mezzanine; interior non-bearing walls to create new office's, library/small conf. and conference rooms; new suspended ceiling assembly in conference room and repair of others as needed; new attic access', guardrails, handrails, glazing; electrical, plumbing & mechanical upgrades all per approved plans, notes & attached plan review comments issued as part of permitting process.
