Constructing a new 17,459 sq. ft. tenant space on the majority of the first and second floors of a 24,288 sq. ft two story building for office and radio station/studio use per approved plans on file. (1st Floor Tenant Area - 8,812 sq.ft.) (2nd Floor Tenant Area - 8,647 sq.ft.) Building shell done under BLD96-3235. Work to include new interior stairway with handrails/guardrails connecting first and second floors, new second floor steel beam framing at new stair opening, reinforcement/modifications to existing steel roof framing in order to support new rooftop equipment, new wall portions of 2nd floor non-rated corridor, new interior walls with doors and windows, interior finish, new suspended ceiling, new emergency generator and screen, fire sprinkler work, alarm work, new plumbing, new mechanical, and new electrical work. NOTE: This tenant cannot receive a permanent Certificate of Occupancy until the Shell building permit is completed and approved.
