*2-NEW VANILLA SPACES / 3-TENANTS W/O C.O.'S* TO CONSTRUCT TENANT & OCCUPANCY SEPARATION WALLS / ACCESSIBILITY RESTROOM UPGRADE'S / MODIFY & ADD EXTERIOR STOREFRONT ENTRANCES & MAKE STRUCTURAL MODIFICATIONS TO ADD OPENING FOR OVERHEAD DOOR AT NW CORNER OF FUTURE 'NEW TENANT#2' SPACE.* To construct a new 1-hour tenant separation wall between FUTURE 'New Tenant' Spaces '#1 & #2'; to finish or bring into compliance the 1-hour Occupancy Separation Wall between the 'Existing Tenant #2' & 'New Tenant #2' spaces. This is an existing TYPE II-FR building, per architects report, total area of 29,400 sq. ft., being divided into five tenant spaces. NOTE: There are no Certificates of occupancy for the existing tenants showing legal occupancy. Permits for the two "FUTURE TENANTS" within 'New Tenant #1 & #2' spaces, will not be issued until architectural code analysis is performed for each tenant space and two copies of plans and application for each tenant space (existing & future) are provided for review, approval by City and permits issued for upgrades or occupancy approval inspections as applicable. Final objective to have each tenant legally occupying, with a certificate of occupancy for each tenant based on declared occupancy use(s). Analysis SHALL include verification of/for: 1) Compliance with construction type throughout; 2) Designate Occupancy Use Group Classification(s) for each area W/I tenant space; 3) Indicate location & construction for for Occupancy Separations, as applicable, based on use; 4) Evaluation of existing available fire flow (obtain & provide copy of GPM of water from water company available at site) to determine applicable sprinkler system requirements per 1997 UFC, Appendix III-A, based on Const. Type & Occupancy Use; 5) Site plan with the location of fire hydrants, located per Boise Fire Dept, (contact Bill Alexander @ 395-7813 W/ Questions on fire flow or hydrant data required); 6) As Applicable, Floor Drains to Oil Separators or Traps for "S3" Occupancy; 7) and Show Compliance W/ Specific Occupancy Provisions per Current Adopted Codes For Each Occupancy Use.
